Residential property market in Malaysia has experienced the increasing price since the past fifteen years with certain states that increase with a higher rate (Hashim, 2010). The result from an online and face to face survey was conducted on housing developers in Penang, Malaysia and shows the main factors influencing the housing price. The factors are location, macroeconomic factorfactors, demographic factors, lands or zoning and industry factors. Many studies have found that homeownership gave a lot of advantageousadvantages to individualindividuals, families and even for communities (Emawati, 2016). Despite the benefits of homeownership, affordability ishas become a very big issue to an individual inwho wants to possess a house since, the price of a house is very high compared to the yearly average income.
